Our Process

I’m a design professional with extensive experience in creating, managing, and delivering projects from concept through to completion. Combining strong technical expertise with creative insight, I focus on delivering designs that not only meet requirements but also elevate the overall success of a project.

My specialist background lies in commercial office fit-out, where I bring a detailed understanding of:

  • CDM regulations, Building Control, and Listed Building considerations

  • Planning processes, services coordination, and architectural rationalisation

  • Value engineering and material selection

  • Workplace strategy, including efficiency, wellbeing, technology integration, and end-user experience

I partner effectively with main contractors, consultants, and end-user clients, ensuring every stage of the process is well-managed and that design intent is successfully translated into built reality. My approach is pragmatic, collaborative, and always geared toward delivering spaces that are functional, sustainable, and people-focused.

Mission

Cortek Design was founded from a passion for solving complex challenges through sustainable, human-focused, and innovative design. We go beyond simply making things work—our goal is to craft experiences where every interaction, no matter how small, is both meaningful and memorable.

I provide a full design service aligned with RIBA Stages 1–4, while remaining flexible to join projects at any stage. With a positive, pragmatic, and proactive approach, I bring value whether the need is design development, design management, or both.

My philosophy is driven by three pillars: aesthetic integrity, user experience, and environmental responsibility. True design success, for me, is when a concept becomes not only visually inspiring but also sustainable, functional, and cost-effective. Brief 
Survey & Analysis of Base Build

  • Assess existing base build conditions and tenant fit-out requirements.

  • Align with your brand by understanding how your business operates, how teams collaborate, and what drives your culture.

  • Define project goals, exploring how the space can improve efficiency, flexibility, and wellbeing — both now and in the future.

  • Carry out a point cloud survey for precise measurement and accurate digital modelling.

  • Validate spatial requirements with outline floor plans to confirm feasibility.

  • Analyse the building’s capacity for occupation, project feasibility, and end-user wellbeing.

  • Identify early risks (design, compliance, programme) and record them for ongoing management.

  • Produce feasibility reports that balance design intent, cost, and buildability.

Concept Design

  • Develop a high-level design pack including GA’s, RCP’s and finishes drawings.

  • Provide immersive 3D renders and interactive VR walkthroughs to help visualise the space.

  • Present mood boards and curated material palettes that reflect your brand identity.

  • Prepare outline specifications for products, finishes, and fittings.

  • Consult with structural, acoustic, planning and building control specialists to validate design principles.

  • Provide early buildability advice and value engineering opportunities.

  • Suggest potential trade contractors, systems and manufacturers for appraisal.

Design Development

  • Produce a fully detailed Stage 3/4 pack: coordinated GA’s, elevations, sectional details, and bespoke joinery drawings.

  • Provide comprehensive schedules for finishes, doors, sanitaryware, and equipment.

  • Develop coordinated services drawings (high-level and low-level), ensuring ceiling layouts and services align seamlessly with architectural design.

  • Lead coordination of all major disciplines: architectural, structural, MEP, AV and specialist packages.

  • Audit the design to identify inconsistencies, missing scope, or risks, and record them in an Information Required Schedule.

  • Review design progress with the commercial manager to ensure commercial and design alignment.

  • Manage production and approval of samples, mock-ups, and quality benchmarks.

  • Chair design workshops with trade contractors, resolving technical challenges and developing coordinated workshop drawings.

  • Track design changes, RFIs, and client feedback through open-item registers, ensuring every action is captured and closed.

  • Provide buildability advice throughout, offering solutions before they become issues on site.

Design Management

  • Review tenders, providing design insight and technical content to strengthen submissions.

  • Compile and maintain design responsibility matrices, trade scopes, and information release schedules aligned to the construction programme.

  • Review design and construction information at any stage, proposing solutions for gaps or unresolved elements.

  • Manage design workshops with trade contractors, ensuring coordination across all disciplines and driving actions through to completion.

  • Oversee production, release, and approval of design information, ensuring timely manufacture and delivery to site.

  • Track and manage design risks, open issues, and late information, reporting progress clearly in client and contractor meetings.

  • Explore and implement value engineering opportunities without compromising design quality.

  • Identify quality issues or latent defects and work with the design team to provide workable resolutions.

  • Chair design team meetings with consultants, recording actions and ensuring smooth communication between consultants and trade contractors.

  • Act as the main design point-of-contact between clients, consultants, and site teams.

  • Experienced in contractor platforms including Aconex, BIW, and BIM360 for document control and design sign-off.

  • Prepare precise design reports, contribute to contractor proposals, and present progress updates to clients and stakeholders.

  • Actively promote collaboration and long-term relationships, always creating opportunities for future project leads.
